Lenders accept official PDF statements only.

No screenshots, photos, or screen prints. Each page must show the institution's URL at the top and bottom, your name, and at least the last four digits of the account number.

Government-issued photo IDDriver's license or passport for each applicant and co-applicant.
W-2s for 2024 and 2025If self-employed or 1099: two years of personal and business returns, current-year P&L, balance sheet, and proof of taxes paid (or extension and payment plan).
Most recent 30 days of paystubsAll pages, current through the most recent pay period.
Two months of bank statementsChecking, savings, and any account funding the down payment. Official PDF only — every page, with the URL visible top and bottom.
Asset statementsMost current statement for IRAs, CDs, money market, brokerage, 401(k), profit sharing — only if used toward down payment or reserves.

Fully executed sales contractAll pages, signed by both parties.
Down payment paper trailStatements showing the source of funds, plus documentation for any large or non-payroll deposits.

Current mortgage statement and surveyMost recent monthly statement and the property survey if you have one.
Insurance declarations and current tax billHomeowner's insurance declarations page and the most recent county tax bill.

Divorce decreeRequired if divorced — full, signed copy.
Two years of business tax returnsRequired if you own 25% or more of a business.
Bankruptcy dischargeRequired if there's a prior bankruptcy — full discharge documentation.
